The house letting process…… 

1. What is the rental value of my house?

First things first, you need to know how much your house is worth.
We’ve made it easy to get you started.

You can hit the button here and then you can message us or speak to us, and that’s it, the ball will be rolling.

 

2. Valuation Appointment

One of our experienced valuers will visit your property to get an in-person appreciation of its value.

From there we can help you decide what asking price your property should go on the market for.

Depending on your goals the base valuation might need to be amended.

3. Mortgage Advice

If you haven’t already, now is the time to speak to a mortgage adviser.

The initial consultation will be free and you will get a quick idea if any money can be saved on your mortgages.

 

 

4. Prepare your property

The next step is going to involve your property being presentable.

We can help you get your property ready for market by using our maintenance team. 

Equally, you may have time to do it yourself and want to save on expenses.

Either way, once the property is ready we can attend to arrange photographs and 3d virtual tours.  

5. Measure Up and EPC

The express service takes you straight here!

Now we’ll attend to measure up your property, get an energy performance certificate, take still photos and scan the property for the virtual tour.

6. The property goes live

You can digitally sign your contracts and give us your final authority by checking the property online.

 

At this stage we normally arrange any maintenance work due at the property, along with Electrical and Gas certificates. 

7. Enquires & Reporting

At this stage, there is not much for you to do. We will be busy doing our thing, dealing with enquiries, getting people to view the virtual tour, verifying the financial position of potential tenants, and steadily reducing the funnel down to an actual viewing at your property.

8. Viewings

We accompany all viewings.
We try to make this stage as convenient as possible for you .
If you get a set of keys to us, you can let us take care of everything and just monitor your progress through your emails.
 By this stage we normally have at least 3 viable tenants, we’ll select the best one and put them through to the next stage.

9.Tenant Referencing

We have a strict tenant referencing procedure which does everything possible to help secure you an excellent tenant. 
We run pre application surveys before viewing, we  meet all tenants in person and only then will the most successful applicants be put forward for professional referencing and credit scoring. 

 

10. Contracts

Our system compiles fully compliant tenant packs. Secured contracts, notification of correspondence address, copies of Gas, Electrical and EPC certificates, Deposit protection information and more is all complied into one complete document .

Your new tenants can even sign remotely!

11. Move in and Inventory

On move in day we will meet your new tenants and conduct an inventory. 
This will be provided to the tenants and the keys to the property will be handed over.

12. Ongoing Management.

If you have opted for a fully managed service we will continue to manage your property through the term. 

We will conduct periodic inspections, manage maintenance issues, collect rent and issue you with your monthly statements.
